The Vale gains Planning Permission

The Vale is a project we have been working on for some time and we are thrilled to have received Planning Permission for this ambitious project.
The original client owned two semi-detached homes with large rear gardens. Reducing the gardens created an irregular-shaped plot at the rear leading on to the road behind. Adjacent to this plot were more homes, so it seemed like a natural place for another building to be created, following the line along this road.
Using our understanding of the property market and our close relationships with local estate agents, we were able to design a building maximising the development potential and strong profit margins whilst maintaining design and build quality.
Initially we had designed this building to include three apartments which had gone through the planning process in great detail. Taking on a project of this complexity comes with many challenges, specifically with how to appeal to the neighbours, Planning Officers and local councillors to view this project as a value to the community rather than an obstruction. We worked closely with the Barnet Council Planning Officers gaining Pre-application planning advice before we submitted our Planning Application.

Having gained Planning Permission for the apartments, the owners decided to make an alteration and create two luxury homes on the site in place of these apartments. Each house will be accessed via a set of stairs to the front of the house which will lead to the front doors and the entrance hallways. A separate lift is also provided to ensure level access for future residents. In each of the houses, there is a generous open plan living area at ground floor level which opens out onto a private garden. On the first floor there are three bedrooms including one ensuite, a family bathroom and a separate utility area. A further master bedroom is on the second floor of each house, with generous walk in closets and en-suite facilities.
We worked with the original owner of the property to design the three apartments. These were granted Planning Permission after a lengthy appeal process. The owner sold the plot to another developer and under different market conditions, the new owners revaluated the project and decided to build two semi-detached houses. So, we applied and gained planning permission again! Building work began July 2021.
